Facility management services of tomorrow
A well managed and maintained facility is clean, comfortable and safe to live in. Traditionally, facility management and cleaning services have been periodical or reactive – there’s a problem or a mess that needs to be fixed. But the customers aren’t really buying cleaning services, fixing of air ventilation systems, or snow shoveling services. What they actually want is simply clean and comfortable places to work and live, clean and fresh air at all times, and ease of everyday life.
Currently, facilities and facility management process produces a lot of data, but it is not used much to optimise services and create new value. The end user of the facilities is typically somewhat distant from facility related decision-making, and there is a lot to improve in making these services easier to buy.
Lassila & Tikanoja
Lassila & Tikanoja is a service company that cooperates with its customers to transform our consumer society into an efficient recycling society. With operations in Finland, Sweden and Russia, L&T employs 8,000 persons. Net sales in 2016 amounted to EUR 661.8 million. L&T is listed on Nasdaq Helsinki.
L&T’s Facility Services Division offers facility management services for office buildings, markets, shopping malls, industrial environments and housing companies. Our paying customers are typically property owners and businesses leasing their spaces, though we naturally serve the individual users of the space as well.
The facility management includes all services related to keeping the facilities up and running: cleaning and maintaining indoors and outdoors, gardening, heating, ventilation and air conditioning maintenance (HVAC), energy efficiency, repair and renovation services, interior design, and safety inspections. Typically work that you don’t notice unless its not done or something goes wrong.
L&T is now looking to explore new service concepts and solutions to create new business or improve the existing ones. How could we improve to collect and package data of the facility and its usage? How could this data be utilized for improving the customer experience of a facility user? How could we make ordering and buying of facility services easier?
We are interested in new concepts especially in the following areas:
- Improving current facility management services by making them driven more by customer feedback and predictions of customer needs
- Collecting and using data from current services and processes to create new facility management services
- Creating new data-driven business models for facility management
To help the development of proof-of-concepts during the challenge, we have reserved some key people and resources to support your work.
Mentors, experts and customers
Each team will be assigned with their own mentor from L&T. There will also be other industry and service experts from L&T, facility management staff, and customers to help teams with their work.
Data and software
Facility data from sensors and facility management systems and additional data sets, such as task logs, energy consumption information and quality reports can be made available if needed.
A managed facility for prototyping
The two-day event will be organised at the L&T head office in Helsinki, a typical managed facility. In the beginning of the event, a tour of the building will be given to showcase what kind of services, staff, and maintenance areas keep the facilities up and running. The facilities are at participants’ use during the two-day event. If the team wants to install any additional sensors to the facilities or collect data about the facility users already before the visit, that is also possible.

Haltian’s sensors. Samsung consumer electronics such as VR gear, smartphones and tablets. IBM Bluemix and Watson platforms for software development.
The teams compete for pilot projects worth 20 000 euros. Each participating team will be paid a reward of 1500 eur if their pilot proposal is not accepted. Rewards are paid against invoice after the team has presented their demo and the customer has made the decision about the pilot (this will happen within 30 days).

Apply with a team of 2-3 people. All applications will be reviewed after the deadline and all applicants will be informed one week after the deadline. Groups that submit early have a small advantage because we have more time to read their applications. 6-8 teams will be selected to join the challenge.
Who will own my idea?
Ideas are free for everyone to use but the IPR for any software codebase or documents produced during the competition will stay with the team. The host has the first right of refusal to negotiate further collaboration with the team to purchase or continue working on the project initiated during the challenge.
